Agency Model


● We retain all responsibility for organising the lettings and management of your property, including bills and all legislation

● No hidden fees – No set up fee, no renewal fees, just a simply monthly percentage charge.

● Although your rent rate is not guaranteed under this model, and you have responsibility of all expenses, we are able to operate in a way that allows you to get top market rate for your property

● Fixed term contract of 12 months minimum to ensure you are achieving the best from your house.

● Excellent references can be supplied from other landlords we work with.

● We provide semi-serviced accommodation to our tenants – so your property will have a cleaner, gardener and handyman to look after it

Our Responsibilities under this model

  • We manage the full lettings process for all rooms. Rooms are offered on a flexible basis, enabling us to deliver a higher level of service and achieve enhanced rental values.
  • We coordinate and oversee all property maintenance. With continuous access to all areas, we are able to monitor the property more closely than a traditional letting agent.
  • We arrange the setup and ongoing management of all utilities and outgoings, including council tax, gas, electricity, water, TV licence, and broadband.
  • We organise all required safety certifications and handle HMO licence applications and renewals as needed.
  • We act as the primary point of contact for all occupants. Our lettings team is available 7 days a week, supported by a property manager on call 24/7 for both emergency and non-urgent matters.
  • We work with a trusted network of contractors, including a plumber, gas engineer, electrician, and general maintenance personnel.
  • Where appropriate, we will attend the property directly to resolve minor issues, helping to minimise contractor call-out costs.
  • We manage rent collection and arrears follow-up.
  • All occupier agreements are held directly with us rather than the landlord.
  • As part of our service offering, we provide additional amenities and support to occupants, including consumable items and a dedicated in house services.

Landlord Responsibilities

  • The landlord remains responsible for all maintenance, certification, and licensing costs (administration of which is managed by us).
  • The landlord is responsible for all utility and household bill costs (also administered by us).

Finances

  • The percentage charged is dependent on the size of property and work involved, however we can provide a quite guide quote based of information you provide, without having to see the property
  • Rental income received by the landlord will vary depending on occupancy levels. However our enhanced service model enables us to achieve higher room rents than standard HMO arrangements.
